ABOUT THE HOUSE: Built in 1924, Jody and Silver have a downstairs ADU occupied by a renter, and are currently remodeling the garage.

ELECTRIFICATION

  • Central, ducted Heat Pump HVAC for heating and cooling upstairs unit. The same heat pump also is connected to a ductless mini split wall unit in the downstairs ADU.

  • Electric Washing Machine and Dryer

  • Electric resistance stove, plus induction hob (Experimenting with induction before they replace their electric stove with an induction range.)

  • Heat pump water heater (bought a commercial unit that makes less noise)

TRANSPORTATION ELECTRIFICATION:

  • 2 electric vehicles

WATER CONSERVATION:

  • Flume water monitor

  • Rainwater catchment system

RECYCLED AND REUSED MATERIALS:

  • Concrete used on new, outdoor staircase has a lower carbon footprint due to having fly ash (reused waste material) mixed in.

  • Chicken coop built using reused materials.

SUSTAINABLE LANDSCAPE:

  • Drought tolerant landscaping, with pollinators

  • Bee hives

  • Worm composting

  • Japanese soaking tub
